THE STEPS OF BUILDING A HOME
Step 1 – Plans, permits
Before construction can begin, all preconstruction documentation must be completed and approved. This includes the contract, financing, plans, house specifications, and plot plans. During this time, you will have a team meeting with your builder and realtor to review all documents. Engineering work will be completed, and an application for a permit will be submitted.
Step 2 – Foundation
In this stage, the site will be graded and forms for the foundation are set in accordance with the approved plot plan. Plumbing and the foundation forms are installed and inspected. Then, the foundation is poured.
Step 3 – Framing
The home begins to take shape. Exterior and interior walls are framed and roof rafters are installed.
Step 4 – Roof/Windows
During this stage, the house is “dried in,” and the exterior sheathing, roof deck, shingles, windows and doors all are installed.
Step 5 – Plumbing, electrical, HVAC
In this stage, the mechanical work of the home is completed. This includes installation of plumbing, heating & cooling, electrical, TV/phone/audio and security wiring. Inspections are then conducted for the mechanical work and framing.
Step 6 – Second Inspections
Once the code inspections are complete, it is a good idea to visit the home for a pre-drywall review. The house is then insulated and additional inspections are performed. Once this step has been completed, exterior surfaces, such as brickwork, can begin.
Step 7 – Drywall
Once the house is completely weather tight, the drywall is hung, taped, sanded and any texture is applied.
Step 8 – Trim/Paint
In this stage, the trim for the wood floors, cabinets, stair parts and interior are all delivered and installed along with all doors. Interior painting takes place.
Step 9 – Tile/Cabinets/Tops
During this stage, all bath and floor tile and hardwood floors are installed, Cabinets, and countertops are delivered and installed.
Step 10 – Landscape and Finish
In this stage, the plumbing, HVAC and electrical systems are completed. This includes installing faucets, electrical fixtures, switch plates and outlets, and HVAC condensers and grills. Carpet is installed. Driveways and walks are poured and landscape plants and sod are installed. At the end of this stage, appliances are installed.
STEP 11- YOUR NEW HOME IS COMPLETE
Your home is now complete. Once a thorough final inspection of your new home is completed, a New Home Orientation appointment will be scheduled. At this meeting, your builder will help to orient you with all of the systems and will review all of the functions and features of your brand new home.
